Realtor Commission Information
At Silverthorne Homes, we value our partnership with real estate professionals and are committed to providing a straightforward commission program aligned with the latest industry guidelines.
Realtor Commission Program Details:
- Introduction
- The Referral Broker or Agent's introduction of the client to the Silverthorne Homes representative must occur on, or prior to, the client's first visit to the Silverthorne Homes community.
- Commission Rates
- Silverthorne Homes offers a 2% commission of the final purchase price for inventory homes and On Your Lot Builds or 2% of the base price for customer-initiated built homes, payable at closing. Commissions are set at market rate to ensure a competitive and fair compensation structure.
- Buyer Agency Agreement Requirement
- To participate in Silverthorne Homes' Realtor commission program, we require a signed Buyer Agency Agreement between the Broker and Buyer. This document must be submitted to qualify for commission.
- W-9 Submission
- A completed W-9 form must be on file with Silverthorne Homes’ corporate office to process commission payments.
- Eligibility
- This program applies to licensed Brokers in good standing within the State of Indiana.

Real Estate Agent Program FAQ's
There are four ways to sign up for the Realtor® Participation Program:
- It is preferred that the Real Estate Agents brings the prospective client(s), on their initial visit, to register the client and him/herself on the Guest Registration Card with the Silverthorne Homes Community Sales Manager.
If it is not possible to accompany your client on their first visit, we ask that you contact us in advance of their visit in any of the following ways:
- Register your client on our website.
- Connect with our responsive team of Online Sales Consultants (OSCs) or Community Sales Managers by phone or email. They are eager to register your clients and discuss how we can best serve their needs.
- If a client does visit the sales model on their own, they must list the Real Estate Agent on their first visit for the Agent to be included in the sale.
Silverthorne Homes has many programs to accommodate specific client situations. Contact a Community Sales Manager today for more details.
If the homebuyer is not able to close or falls out for another reason, it is understood that any up-front commission paid to Realtor will be applied to that Realtor’s next closing.
Silverthorne Homes agrees to pay 2% of Full Purchase Price for inventory (spec) homes and On Your Lot Builds or 2% of Base Price for customer-initiated builds at closing on every Realtor’s sale.
A completed W-9 form must be on file with the Silverthorne Corporate office for each sale transacted with a Realtor. Agents are required to provide a copy of their active Indiana Broker License and Buyer Agency Agreement.
*FOR REAL ESTATE PROFESSIONALS ONLY. Broker & Agent Cooperation. 2024 Arbor Homes & Silverthorne Homes. To become eligible for the Broker Commission, you must be a licensed real estate agent and (1) 18 years of age or older, (2) employed by or otherwise associated with an active real estate broker licensed to do business within the state your client is purchasing a home, and (3) comply with the Prospect Registration Agreement and other required conditions. Broker will not earn a broker fee if Broker is (i) not found to be the procuring cause of buyer pursuing Arbor Homes. Agents must register the client(s) with Arbor Homes prior to being shown a community or new home and comply with the Prospect Registration Form and other required conditions, and (ii) execute the Broker Contract following the confirmed eligibility of the executed Prospect Registration Form preferably at the time the customer executes a purchase agreement which must be on builder documents. The registration is effective for a period of 60 days from the date of registration. If a client has made direct contact with Arbor Homes, e.g., call, text, email, or online form submission, prior to a Prospect Registration Form being entered, Broker will not be viewed as procuring cause. Commission is paid only if, and when a home purchase closes and fully funds, and all required conditions are met. Arbor Homes and Silverthorne Homes reserves the right to discontinue this program at any time. Other terms and conditions apply. Consult a Community Sales Manager for more information.
